Why River RV Resort and Marina?

This area is where Chicago comes to relax and play. Located about 90 minutes west of central Chicago, this is a once in a lifetime opportunity to partner on a successful and well-established Resort located on the Rock River with approximately one-half mile of Rock River frontage.

The Opportunity

This RV Park presents several opportunities to easily increase revenue and value. First there have been no real rate hikes in the last four years and as a result the rates for the seasonal campers is almost half of what the rest of the parks are in the area. There is also a great deal of deferred maintenance and improvements to the grounds that is easily rectified providing better aesthetic quality for our guests. And finally, there are numerous additional amenities that can be added to make the park more desirable as a destination and increase income.

Business Plan:

At the core of our business plan is increasing profitability through a hands-on approach and optimizing operations. We will start by improving our visitors’ experience through upgrades and additions to the grounds, infrastructure, amenities, and activities. We will be maximizing the efficiency of our operations through more active hands-on management and increasing our marketing efforts to be on par with other parks in the region.

One of our primary efforts will be to bring the rental rates to on par with what the area will support. Currently the rates for the Resort are grossly under market so we will work over time to raise them to rates like other similar parks in the area.

One of our Operating Partners on this deal will be residing onsite for the first year to oversee the improvements and ensure a hands-on approach to bringing their vision to reality.

The long-term vision is to double the existing incidental income by optimizing sales of items in the Resort store to include ice, firewood, food, and incidental food items.

Refinance is planned for year 2 and should return all the investor’s initial capital. Investors will retain their initial basis interest in the property until the final sale or investor exit at the end of year 5.
